The ranch is located north of Breckenridge about 11 miles on a well-maintained county road (CR 283), so access to town is quick and easy. Breckenridge has all the amenities you could need, from feed stores, shopping, dining, Walmart, Tractor Supply, etc. It’s also only 2.5 hours from the D/FW airport!
Prior to 2011, this ranch was low fenced and poorly watered. The native deer herd was in poor shape, with cedars, mesquite, and prickly pear dominating the overgrazed landscape. By mid-summer, the infamous drought of 2011 took all the water from the ranch, the livestock were removed, and the ranch was put on the market for sale.
In June 2011, the current owner purchased the ranch with a vision of creating the best possible hunting property for his family and friends so the first thing he did was clean out and enlarge all the earthen ponds, improve the habitat, and added roads. The rains eventually returned in 2012 filling the ponds and the wet-weather creeks once again began to flow. The habitat responded immediately, grass began to grow and things began to rapidly improve. A new high fence was installed soon thereafter and 15 wild-bred whitetail does from a very high quality Dimmit County/South Texas ranch were released in February 2013. Later that same year, a handful of large typical framed breeder bucks were released into the pasture and in 2014, a small set of breeder deer pens were constructed. Fawns were produced in these pens and released into the surrounding pasture over the next 5-6 years to ensure the best genetics possible. In 2019, all deer were released and the pens were closed once the pasture was stocked with incredible high quality genetics.
Since 2014, the ranch has maintained both the Conservation Option of the Managed Lands Deer Permit (MLDP) which allows maximum hunting flexibility and extended season so you can hunt from early October to the end of February, as well as the 1-d-1w Wildlife Management property tax exemption.
The terrain of the ranch can best be described as rolling hills throughout with incredible views in all directions. Post oaks, live oaks, blackjack oaks, and mesquites cover the sides and tops of all the hills and flank each of the wet-weather creeks. Huge rocks lay on the sides of the hills and line the creeks to make incredible habitats for all critters, both large and small. Each earthen pond is strategically placed to capture the abundant run-off, and the bottomlands comprise of level to near level open meadows with waist-high native grasses. There are very few cedars on the property and even fewer prickly pear cactus. A handful of small food plots are used in the deeper soils and weave in between bull mesquite trees and post oak thickets. The wet-weather creeks are spectacular with moss covered rock boulders with deep pockets of water captured for months during the wet season. Greenbriar, elbow bush, persimmon, skunk bush sumac, lotebush, and catclaw acacia make up the bulk of the quality browse plants. The quail and turkey thrive in the lower grasslands and along the creeks. This ranch feels much larger because of the rolling hills and endless possibilities and the views are amazing in all directions.
There is one pipeline easement and a powerline easement on the property that provides additional sendero-style openings but there are no oilfield locations or production on the property. This listing does not include any minerals as the seller owns none--this is a surface-use only opportunity.
There are 6 high quality box tower hunting blinds, 6 free choice metal protein feeders, and 6 spin type corn feeders included with this sale. There are four earthen ponds on the property and a few small water diversion impoundments to capture run-off.
